Every Slabbr flake floor starts the same way: a diamond grind with HEPA dust extraction, then rigid polymer crack repair on every crack we find. We never acid etch. Grinding opens the concrete so the base coat locks in mechanically instead of clinging to a weak surface layer. What changes between the three tiers is how many layers of protection go on top of that prep, and that is where the price difference comes from.

One runs $6 per square foot with a polyaspartic base coat under the flake and one polyaspartic topcoat. Prime runs $8 and adds a moisture vapor barrier under that same base, so vapor drive cannot push the system off the slab. Ironclad runs $10 and adds a second polyaspartic topcoat over the flake. Prime is the build we install most. For a 440 square foot 2-car garage, the three tiers price out at $2,650, $3,520, and $4,400.

All three tiers get the same flake broadcast: your pick of 700+ Torginol blends, thrown to refusal, which means we keep throwing flake until the floor cannot hold another chip. All three finish with a clear polyaspartic topcoat that will not amber in sunlight. You are choosing how the floor handles moisture and slab movement, not how it looks. Why Flake Floors Peel, and What We Do About It

Most failed flake floors peel because the installer acid etched instead of grinding. Etching leaves laitance, a weak and dusty layer, on the surface, and the coating bonds to that dust instead of the concrete. A year or two later the film lifts in sheets under your tires. If a quote mentions etching, or a price that skips grinding entirely, that is the floor you will pay $1.50 per square foot to have removed later.

The second failure is thin flake. Some crews broadcast a light scatter to save material, so the topcoat sits on bare base coat and wears through in the traffic lanes. We broadcast to refusal, then scrape and topcoat, so the wear layer is flake and clear coat, not paint. The third failure is unrepaired cracks.
