What Stain and Sealer Actually Are

Stained and sealed concrete is our lowest priced floor at $4 per square foot, and it is not a coating. Acid stain reacts chemically with the minerals in your slab and becomes part of the surface itself; the sealer on top is the only film in the system. Almost nothing sits on the concrete, so almost nothing can peel. What you trade away is control, because the slab decides much of the final look.

The layer list is short. We prep the slab, apply the acid stain and let the reaction finish, neutralize and rinse it, then seal. Rigid polymer crack repair is still included, though be aware a repair takes stain differently than the concrete around it and will read as a repair in the finished floor. At $4 per square foot, you are buying character out of concrete you already own, not building a new surface over it.

The Unpredictable Part, Told Up Front

Acid stain is unpredictable by nature, and anyone promising an exact sample match is telling a coating story about a chemistry product. The color comes from a reaction with your specific slab: its cement, its finish, its cure history. The result is mottled, varied, and different in every room, sometimes in every square foot. Most people love that. Decide from photos of real finished floors, not from color chips.

Stain also hides nothing. Patches, old glue lines, and past repairs take stain differently or not at all, and they will show in the finished floor. A slab with a patchwork history is a poor stain candidate and a good candidate for flake or solid color at $6 per square foot. We will tell you which slab you have at the free estimate, because nobody here earns a commission for staining concrete that should be coated instead.

Stain Day and the Life of a Sealed Floor

The install sequence is stain, react, neutralize, seal. You will watch the color develop over hours as the reaction runs, and wet stain looks nothing like the finished floor, so do not judge it early. Walk on the sealed floor in 24 hours, move furniture and contents back the next day, and keep vehicles off a stained and sealed slab for 72 hours. The stain itself is permanent, because it is mineral change, not pigment sitting in a film.

Living with this floor means maintaining the sealer, because the sealer is the entire wear layer. Dust mop, damp mop with a neutral cleaner, and expect to reseal as traffic dulls the sheen; that upkeep is part of the trade for the $4 price. The mottled finish hides everyday dirt well. And if you want more protection later, the stained slab underneath is still sound concrete that can take a full coating system.
