Lakewood and the M Streets went up in the 1920s and 1930s, mostly on pier and beam foundations. The garage in these neighborhoods is often a detached structure off the alley, with a slab poured separately from the house, sometimes decades later. Preston Hollow adds mid-century ranches on early slab foundations, and modern infill across the city sits on post-tension slabs, the DFW standard since roughly the 1990s. Under most of East Dallas sits Houston Black clay, the shrink-swell soil of the Blackland Prairie. It expands when it rains and contracts through August. A detached Lakewood garage slab has ridden that cycle for 90 years with no post-tension cables holding it together. That is why we see wider cracks and more slab movement in the M Streets than in a 2015 infill build a mile away.

Access is the one Dallas-specific wrinkle. M Streets garages load from narrow alleys, so we stage equipment tight and keep the alley passable for neighbors. Detached garages also mean no door into the house, which makes scheduling simple: clear the cars the night before, we grind, repair, and coat the next day, and the floor is finished by evening. Summer installs work fine; the coating chemistry handles Dallas heat.
